SageWard Lettings offer two services to suit your requirements, we aim to be the most competitive Letting Agent in our local area as well as providing unbeatable, Award Winning Customer Service using our knowledge and expertise throughout the entire process.

Fully Managed

Our most popular Service: Arrange a free, no obligation property valuation, market your property on Rightmove, On the Market.com, SageWard Website, SageWard Lettings Facebook Page and within our shop window displays, accompany all property viewings,  Carry out the necessary Reference and Credit Checks on the prospective Tenant(s) with Rentshield Direct as well as a Right To Rent Check and forward the Reference and Credit Check Final Reports on to the Landlord for their approval , discuss legal  requirements needed, provide a fully comprehensive and photographic  property inventory, draw up an Assured Shorthold Tenancy Agreement (AST), submit tenants deposit to DPS (Deposit Protection Scheme) as required by law, provide information on Rentshield Landlords insurance and Rentshield Rent Guarantee(costs in addition), collect in advance and transfer rental income directly into your chosen account (less our commission), deal directly with the tenant should there be any maintenance issues and instruct relevant contractors on your initial approval, carry out routine  property inspections, deal with renewals, rental reviews and finally conducting the end of tenancy check-out, arranging any necessary works required for dilapidations and conclude any deductions from the Tenants deposit via DPS.

Our Charge: 9.6% INCLUSIVE OF VAT – (our monthly commission taken from the rental each month) plus a ‘One Off’ £180.00 INCLUSIVE OF VAT Tenancy Set-Up Fee per tenancy– (example of a property rented at £1000pcm would be £96.00 per month plus initial one off £180.00 Tenancy Set-Up Fee)

Tenant Find/Let Only

Arrange a free, no obligation property valuation, market your property on Rightmove, On the Market.com, SageWard Website, SageWard Lettings Facebook Page and within our shop window displays, accompany all property viewings,  Carry out the necessary Reference and Credit Checks on the prospective Tenant(s) with Rentshield Direct as well as a Right To Rent Check and forward the Reference and Credit Check Final Reports on to the Landlord for their approval , discuss legal  requirements needed,

A Property Inventory can be provided at an additional charge (charge dependant on property), draw up an Assured Shorthold Tenancy Agreement (AST), collect deposit and first months rent paid in advance and transfer to Landlord (less our fees). The Landlord will be responsible for submitting the deposit into a Governed Deposit Scheme, collecting the monthly rental, liaising and dealing with the Tenants directly, carrying out routine property inspections, ensuring legal requirements are renewed and deal with the end of tenancy check-out and return of Tenants deposit.

Our Charge: 60% INCLUSIVE OF VAT- (one off fee for the duration of the tenancy) plus a ‘One Off’ £180.00 INCLUSIVE OF VAT Tenancy Set-Up Fee per tenancy (Example of a property rented at £1000pcm would be a one-off fee of £600.00 plus £180.00 Set-Up Fee).
