Looking to rent a property…
We firstly hope that we can find the perfect property that suits your requirements and when you do there are set procedures that we ask you to follow, these are:

  • Complete an application form
  • Provide proof of identity (passport or driving license) as well as a utility bill showing your name and address.
  • Put down a holding fee for the property, this will then be used towards the deposit
  • Pay a deposit equivalent of one and a half months rent. The holding fee will be deducted from the deposit amount. (Deposits will be held in a Governed Deposit Scheme until the end of tenancy)
  • An agency fee for Reference and Credit Checks
  • Please be advised that all fees must be cleared funds prior to commencement of the tenancy.

Your rent due day will be the day that you move in and rent is paid monthly in advance by standing order. We aim to make your letting experience simplistic and hassle free
Tenant information
We want to help you find your ideal property and will assist you throughout the rental process by offering a first class service.

The simple steps from initially looking for a property to moving in are as follows:

1. Register your details with us (via email, telephone or pop in to see us)

2. Book in to view a property that suits your requirements

3. If you wish to proceed we will request a holding fee which is non-refundable within 48 hours but is reimbursed to you in full within the first month’s rent on day of move-in should you proceed with the property

4. We will then need to run necessary reference and credit checks on each tenant over the age of 18, there is an administration charge for each check although we do offer fair and reasonable fees included within this we will carry out a Right To Rent Check which is now a requirement when looking to rent a residential property in England Rentshield Direct are contracted by us to run these checks where you will receive an online application form to complete

5. Rentshield Direct ensure that tenants can firstly afford the property but calculating the annual rent and multiplying by 3, this total figure is what a tenant(s) is expected to earn/have an income of per annum, this can be a combined wage between tenants occupying the property or a single income. If there are problems with the affordability most Landlords would accept a Guarantor for the property, we can discuss this in further detail if need be Rentshield Direct will check that there has been no adverse credit history or CCJ’s against the applicants. They will also obtain references from work employers, previous Landlords and/or check that prospective tenants have been listed on the Electoral Roll

6. Once the applications have been accepted , we will agree a move-in date, set up the Tenancy Agreement (12 months with 6 month break clause) and prepare the tenancy

7. On the day of move-in you will be expected to pay your first month’s rent plus the security deposit of one and a half months rent (less holding fee that was initially laid to secure the property). We will provide you with a tenancy pack containing all relevant information which would usually include a property inventory (if fully managed).

8. Your security deposit is held within a Deposit Scheme (if fully managed)where you will receive information of the submission and details.

9. If we have a Fully Managed agreement with the Landlord, we will carry out 8-12 weekly property inspections, you will be expected to liaise with us directly with any faults/concerns where we have a team of trustworthy contractors and a 24 hours emergency line, rent will be paid directly to us.

If the Landlord opts for another of our Management Services we will provide you with details for payment as well as your Landlords contact details and deposit information

Tenant Fees (Including Vat)

- Tenant Reference and Credit Check - £180.00 per tenant (Non- refundable)
- Tenant Credit Check Only- £90.00 per tenant (Non-refundable)
- Tenant Holding Fee-£250.00 per property which is non-refundable after 48 hours if a tenant were to retract their        application but will be reimbursed within the first month’s rent unless the tenant does not proceed with the tenancy or the application fails for any reason
- Guarantor Admin and Application Fee- £180.00 per guarantor (non-refundable)
- Company Admin and Application Fee-£198.00 (non-refundable)
- One off annual Renewal Fee for Tenant- £78.00 per property.
- Tenant late payment fee £15.00 and £10.00 thereafter weekly per property
- A daily interest amount of £1.44 will be incurred by the tenant for any late rental payment per property
- Tenant charge for each letter or email for breach of tenancy- £15.00 per property
- Should the tenant breach the tenancy agreement and vacate before the first 6 months then a fee of £360.00 will be payable per property
- SageWard Residential Lettings is a member of TPO (The Property Ombudsman) redress scheme
- SageWard Residential Lettings is not part of a Client Money Protection Scheme
