'Our most popular':Carry out a free property valuation, market property in local papers,on Rightmove, SageWard website, Facebook and within our shop window displays, vet tenants by undertaking credit and reference checks through Rentshield Direct, provide a full property inventory, draw up an Assured Shorthold Tenancy Agreement (AST), submit tenants deposit to DPS (Deposit Protection Scheme) as required by law, provide information on Rentshield Landlords insurance and Rentshield Rent Guarantee(costs in addition), collect in advance and transfer rental income directly into your chosen account (less our commission), deal directly with the tenant should there be any maintenance issues and instruct relevant contractors, carry out routine property inspections, deal with renewals/extensions and rent reviews. 9.6% INCLUSIVE OF VAT - (our monthly commission taken from the rental each month) - (example of a property rented at £1000pcm would be £96.00 per month)
Tenant Find/Let Only

Advertise, vet tenants, credit check and reference as above. Inventory can be provided at an additional charge (charge dependant on property), draw up an Assured Shorthold Tenancy Agreement (AST), collect deposit and first months rent paid in advance and transfer (less our fees). You will be responsible for submitting the deposit into a Governed Deposit Scheme, collecting monthly rental and liaising and dealing with your tenants directly as well and carrying out your own inspections.

We will always of course advise with regards to legal requirements such as Gas Safety Regulations, Energy Performance Certificates (EPC) as well as Portable Applicance Testing (PAT), smoke alarms, fire regulations etc

SageWard Residential Lettings has an arrangement with 'Rentshield Direct' whereby all prospective tenants are credit checked as well as the necessary reference checks being carried out.

We can provide information on Landlord Rent Protection and Landlords Contents Insurance
We are currently offering competitive rates for all the above services for any new landlord that lets their property through SageWard Residential Lettings, we aim to be the lowest in our area and will ensure that these rates are fixed for life. There are no hidden set-up fees or additional charges unlike most agents.

60% INCLUSIVE OF VAT- (one off fee for the duration of the tenancy) - (example of a property rented at £1000pcm would be a one off fee of £600.00))

Additional Landlord Service Fees (including vat)

  • Gas Safety Certificate- £102.00 (valid for 1 year)
  • EPC (Energy Performance Cert)- £96.00 (valid for 10 years unless changes made to affect energy efficiency)
  • Legionella Risk Assessment- £84.00 (valid 2 years)
  • Property Inventory for properties that are not Fully Managed range from £60.00-£180.00 dependant on the property size and content.
  • Submission of property deposit for properties not Fully Managed-£54.00
  • Dis-instruction of confirmed let- 75% of the first month’s rent
  • Dual agency once a tenancy is in place with SageWard is not permitted until our tenant has been out of the property for at least 7 days otherwise a charge of 75% of the monthly rental will be incurred
  • Any major works arranged by SageWard during a tenancy that exceed £900.00 will result in SageWard charging 10% of the total invoice amount
